WHY TANGIER
Tangier combines growing tourism, a large international employment base and strong connections to Europe, creating demand for both short-term stays and long-term housing.
Overnight stays in Tangier’s classified accommodation from January to November 2025, up 14% year on year. Tangier remained Morocco’s fourth most visited tourist destination.
Tourists visited Morocco in 2025, a record and 14% more than in 2024.
Tanger Med’s industrial platform hosts more than 1,500 companies and supports around 145,000 jobs across sectors including automotive, aerospace, logistics and other international industries.
Tangier sits across the Strait of Gibraltar from southern Spain, with direct ferry connections, Al Boraq high-speed rail to Rabat and Casablanca, an international airport and the Tanger Med port complex.
INVESTMENT STRATEGIES
There is no single Tangier property market. Rental demand, purchase prices, operating costs and resale potential differ by neighbourhood and property type, so the right property depends on your investment strategy.
Well-located apartments can target leisure and business travellers. Performance depends on purchase price, exact location, furnishing, seasonality and professional management.
Apartments rented to residents, international professionals and corporate tenants can offer more predictable occupancy with less day-to-day operation than short-term rentals.
A property primarily purchased for personal use, with the option to generate rental income during periods when the owner is not in Tangier.
New developments can offer modern specifications and staged payment plans. Developer track record, legal documentation, delivery schedule and the quality of the specific project should be assessed before purchase.
Villas and higher-end apartments where location, view, building quality and scarcity can influence both rental appeal and future resale value.
Offices, retail units and business premises for companies and investors looking beyond residential property.
WORKED EXAMPLE
Every property is different, so we assess each investment individually. This example is based on a real apartment profile in Malabata.
Modern 2-bedroom apartment · Malabata · about 55 m² · long-term rental.
| Purchase price | 1,550,000 MAD |
|---|---|
| Purchase costs & furnishing | 205,000 MAD |
| Total investment | 1,755,000 MAD |
| What It Returns | |
| Annual rent | 132,000 MAD · 8.5% gross |
| Vacancy & annual operating costs: | -28,500 MAD |
| Estimated owner proceeds before tax | 103,500 MAD · 5.9% net |
Gross yield is calculated on the purchase price; net yield on the total investment. Vacancy and annual operating costs include property management, building charges and maintenance. Illustrative example only, not a forecast or guaranteed return.
A higher advertised rental yield is not automatically the better investment. Purchase price, operating costs, building quality and resale potential all affect the real result.
Understand the numbers before you buy, not after.
INDEPENDENT ADVICE
Many buyers in Morocco are advised by the party that earns on the sale. We work differently: our analysis is there to protect your investment, not to close a transaction.
We tell you when a property does not add up.
If the price, rental potential or documentation does not support the investment, we say so, even if that means you do not buy.
Always clear about our role.
When a property is listed through StayTanja, we tell you upfront, so you always know whom we represent in a transaction.
A second opinion on any property.

BUYING PROCESS
Foreign buyers can generally acquire residential property in Morocco. These are the main steps from investment brief to ownership.
Tell us your investment goals, budget and preferred rental strategy. We help identify the Tangier neighbourhoods and property types that best fit those objectives.
We shortlist suitable properties and assess the asking price, acquisition costs, rental potential and expected operating costs before you decide which opportunities to pursue.
View selected properties in person during an investment trip, or remotely through guided video viewings.
We negotiate the purchase terms with the seller. Before you commit, the notary checks the title and property documents. A preliminary agreement with a deposit usually follows.
Fund the purchase from abroad through a Moroccan bank and keep the records. Purchases financed in foreign currency can qualify for the transfer of rental income and sale proceeds abroad, subject to Morocco’s exchange-control rules. The notary completes the deed and registers the ownership.
After completion, we coordinate the key handover and can move directly into furnishing, rental preparation and ongoing property management if required.
AFTER THE PURCHASE
StayTanja can stay involved after completion for as long as you want. Every service below is optional and can be chosen separately. Buying through us does not commit you to furnishing, rental setup, property management or any other after-sales service.
We furnish and equip the property for its target guests or tenants, working with local suppliers.
We prepare the property for launch, including listing setup, pricing strategy and guest-ready preparation.
We find suitable tenants, including professionals and corporate occupiers, and coordinate the rental process locally.
We handle the day-to-day operation, including guest or tenant coordination, inspections and owner reporting.
We coordinate repairs and routine maintenance with local contractors and keep you informed.
When you decide to sell, we coordinate the valuation, presentation, viewings and local sales process.

INVESTING IN TANGIER
Answers to common questions about buying property in Morocco, rental returns, ownership and investing in Tangier from abroad.
Yes. Foreign buyers can generally acquire residential property in Morocco in their own name. The title and property documents should be checked by the notary before signing, and some categories of land are subject to additional restrictions.
Yes. StayTanja arranges remote viewings and coordinates the purchase from abroad, and the deed can be signed through a power of attorney. We still recommend visiting Tangier once before a major investment decision.
For a straightforward titled property purchased without financing, the process is often completed within several weeks. Off-plan purchases and transactions requiring additional legal or documentary checks can take longer.
As a planning guideline, allow approximately 6 to 7% of the purchase price for acquisition costs such as registration, land-registry and notarial fees. The exact amount depends on the transaction and should be confirmed before signing.
Yes. Transfer the purchase funds in foreign currency to a Moroccan bank and keep the transfer records. Those records are what later allow rental income and sale proceeds to be transferred abroad.
Yes, provided the purchase was funded in foreign currency and documented at the time. Without that record, transferring the proceeds abroad can be refused.
Yes. StayTanja assesses selected new-build and off-plan opportunities alongside existing properties, including the developer, payment schedule, expected delivery, documentation and rental strategy.
In StayTanja’s worked example, a modern two-bedroom apartment in Malabata let long term shows a gross yield of about 8.5% and an estimated net yield of about 5.9% after vacancy and running costs. Returns differ by property, location and rental strategy, so we calculate each investment individually before you buy.
It depends on your strategy. Malabata and the City Centre are often considered for short-term rental and holiday use, Iberia is particularly relevant for long-term rental, while Malabata Hills and Marshan attract buyers focused on quality, personal use and longer-term resale appeal. The individual property remains just as important as the neighbourhood.
Yes, subject to the applicable registration and operating requirements. Not every property is equally suitable for short-term rental, so we assess the building, location and local requirements before recommending this strategy.
Common risks include overpaying, choosing a property with weak rental demand, unexpected renovation or maintenance costs, title or documentation issues and delays with off-plan developments. Our investment analysis is designed to identify these risks before purchase.
Rental income from Moroccan property is taxable in Morocco, and profit on a resale is taxed at the sale, with the notary collecting that tax. The amounts depend on your situation, so we refer you to a Moroccan tax professional for personal advice.
No. Furnishing, rental setup, property management and other after-purchase services are completely optional and can be selected separately.
Yes. Owner-use periods can be planned in advance and reflected in the rental calendar, depending on the rental strategy agreed for the property.
The investment trip is a three-day programme for a small group of international buyers. It combines market orientation, neighbourhood visits, pre-selected property viewings and practical information about buying in Morocco. A participation fee applies, while travel and accommodation are arranged independently.
Yes. When you decide to sell, StayTanja coordinates the valuation, property presentation, marketing, viewings and the local sales process.
